The Buying Process

- Open a Spanish Bank Account: Needed for utility payments and tax obligations
- Reserve the Property: Typically 3,000-10,000€ deposit
- Sign Private Contract: Usually 10% deposit, property removed from market
- Complete Due Diligence: Legal checks on property and land registry
- Sign Public Deed: At notary, remainder paid, ownership transfers

- Purchase Tax: 6-10% transfer tax (ITP) on resale properties, or 10% VAT + 1.5% stamp duty on new builds
