Property Description

Tucked away in one of the most desirable corners of Welford-on-Avon, this breathtaking period home dates back to around 1600 and is overflowing with character, elegance and soul. With its flagstone floors, centuries-old beams, beautiful presentation and a garden straight out of a fairytale, this is one of those special homes that just feels right the moment you step inside.

Full of warmth and grace, the house opens into a wide, welcoming hallway, setting the tone for what's to come. The formal drawing room is a dream -refined and cosy, with a wood-burning stove at its heart. Across the hall is a second sitting room, perfect for film nights and relaxed evenings.

There's also a wonderfully versatile music room or den, tucked quietly to the rear, and a fabulous kitchen/diner that runs along the back of the house with doors that open directly onto the garden.

A generously sized back kitchen/utility room provides excellent extra prep and storage space and could also lend itself brilliantly as a home office if required. There's also a downstairs cloakroom off the main hallway.

There are two staircases - one rising from the hallway, the other tucked behind the music room - giving the upstairs layout a rather romantic and flexible feel. The principal suite is luxurious yet relaxed: a large double bedroom with its own dressing room and a gorgeous en-suite bathroom featuring a claw-footed tub.

From here, or via the second staircase, is Bedroom 2 - a lovely double with its own stylish en-suite shower room. Whether used for guests, a teenager's private suite, or live-in help, it's an ideal tucked-away retreat.

Three further double bedrooms complete the upstairs - one with built-in storage - along with a family shower room that serves the rest of the household.

The rear garden is simply magnificent. Thoughtfully planted and beautifully kept, it delights the senses with mature trees, colourful borders, and an abundance of wildlife-friendly planting.

There are numerous seating areas to chase the sun or find shade, space to entertain, a large area of lawn for games or peaceful moments, and right at the far end, a secret garden with a superb home office - private, serene, and surrounded by nature. There's also a converted garage that now functions as a home gym, and driveway parking to the side.

One of the most picturesque and highly regarded villages in Warwickshire, Welford-on-Avon is the epitome of rural village life with a touch of sophistication. Home to excellent pubs, a church, a popular village store, a fantastic primary school and a lively community, it's also blessed with beautiful riverside walks and easy access to Stratford-upon-Avon just a few minutes' drive away.

With charm, convenience and a true sense of belonging, it's easy to see why Welford is so cherished - and why homes like this are rarely available.
